  • When should I start my search to arrive in September? In January?
People who want to be settled by September are usually families. After Easter is the right time to start prospecting. Claire from Monde Avenir advises you to put an alert on a real estate platform like immotop.lu or vivi.lu, which are less well-known but very reliable because they depend on the Real Estate Chamber of the Grand Duchy of Luxembourg. On the other hand, there are arrivals and departures throughout the rest of the year. These are often young workers who arrive 2 days before starting work. • Are there any special things to know?
Often, the proximity between the language and legislation of Luxembourg and France makes people think that the same rules apply in both countries. However, there are real specificities in Luxembourg real estate law: A wall and ceiling refresh amounts to a complete restoration of the property and if your contract mentions new accommodation, you will have to return it as new; the concept of a state of use is not the same as in France. Also pay attention to the lease end date and the notice period rule that applies: ➡️ It is possible that a lease can only be interrupted on its anniversary date. ➡️ The bank guarantee seems reassuring but be aware that your bank will not ask the lessor for proof, so money can be withdrawn from your account without you knowing the reason. ➡️ When signing the lease, you must have 5 months rent in advance to cover all costs, but this tends to be generalized everywhere. Claire from Monde Avenir concludes by saying that Luxembourg is truly a country where life is good. It takes a little time to tame it and not neglect its comforts. Once that is done, it is a great experience and a place where your family will flourish.
